Bookings and Payment
Once you have checked availability, bookings can be made online. Birch Cottage accepts most Credit and Debit card payments through our online booking system, which assures you of security and confidentiality. The lead person must be at least 21 years of age at time of booking.
We will process but not charge a £100 damage deposit fee. If it is necessary to charge for damages we will do so within 7 days of the end of your stay. A percentage of this deposit may be kept if extra cleaning is required.
Please contact us immediately should you be compelled to cancel your reservation and confirm this in writing. Only upon receipt of your written instructions will the cancellation take effect. If the booking is cancelled more than 28 days prior to the commencement of your stay, 100% of the balance will be refunded. Should cancellation occur less than 14 days prior to the date on which the holiday begins, Birch Cottage will refund 50% of the total fee. No refund is available for cancellations made within 7 days of the booking date.
Birch Cottage does not operate any scheme of cancellation or travel insurance and recommend you obtain your own insurance cover for the holiday.
Alterations and amendments
We appreciate that situations change, and will try to accommodate changes of date wherever possible. However, alterations within 30 days of a booking will incur a £20 charge, and there may be additional charges if higher rates apply. We cannot refund if an altered date is shorter than the original booking.
Cancellation by Lackan Cottage Farm
We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control. In such circumstances we would refund all monies paid by you for the holiday. Our liability would not extend beyond this refund.
Arrival and Departure
The cottage is available from 4pm on arrival day and should be vacated no later than 11am on the final day of your stay. These times may be flexible subject to prior arrangement. Please advise us of your approximate arrival time prior to your stay.
Birch Cottage is designed to accommodate two adults – we cannot accommodate children at this time.
Respect of fellow residents
We would ask all our guests to respect other residents and to act at all times in a way that will not spoil or infringe on other peoples enjoyment. Lackan Cottage Farm reserve the right to take appropriate action against anyone failing to act in a responsible manor. The owner and their representatives retain the right to enter the cottages at anytime.
No Smoking Policy
Lackan Cottage Farm operates a no smoking policy anywhere inside Birch Cottage or other buildings on the premises. Vaping is also not permitted inside the building.
We regret that we are unable to allow visitors to bring pets to Birch Cottage at this time.
You are responsible for the cottage and are expected to take all reasonable care of it. All equipment, utensils etc must be left clean and tidy at the end of your holiday. You are also responsible for any breakages or damage to the cottage or its contents, or for any loss of equipment whilst being occupied by you. All such incidents must be notified to Lackan Cottage Farm immediately.
No responsibility will be accepted by the owners for any personal injury to you or any member of your party. No liability will be accepted for accident or loss of, or damage to personal effects, baggage, car or any other item belonging to you or any member of your party whether arising from the negligence of the owner, his representatives or that of any tenant of Birch Cottage. You must take all necessary steps to safeguard your property and ensure the personal safety of yourself and your party.
If whilst on holiday you are not entirely satisfied with Birch Cottage, you should contact Lackan Cottage Farm immediately in order that we may attempt to resolve the problem. Failure to follow this procedure will make it impossible for us to put the matter right and may result in the loss or reduction of any rights you may have had in connection with your complaint. If after contacting Lackan Cottage Farm you still feel the problem has not been resolved to your satisfaction, then you must put your complaint in writing to “The Proprietors” within fourteen days of your return from holiday.
